Better before Bigger!

Greg Brewer

Raised between Gilbert and Columbia. Shaped by years leading infrastructure operations coast-to-coast, I returned home 5 years ago during Covid Lockdowns. I live two blocks from Town Hall. I’ve seen what unchecked, growth does to towns. Let’s make Lexington Better & Balanced before Bigger. Our quality of life is #1.

Insights for Residents

A vote for BREW is a vote for YOU. Expect More.

BALANCE

  • No Voice for Town Center: No current council member lives in the town center—yet we all deal with 378/1/6 traffic gridlock daily. I live two blocks from Town Hall and will bring that perspective. We live here - let's protect it!

  • Foundations First, Branding, Marketing Later: We must prioritize critical infrastructure/safety over optional spend. Roads, traffic signals before new parks—must-do before nice-to-do.  With all of the inflow of people moving here we do not need to spend tax dollars in marketing to attract even more.

  • Independent and Practical: I'm a semi-retired engineer with no financial ties to the town except for paying my too high water bill and property taxes. I have no conflicts of interest. Residents that live here and local SMBs expect more.

RESULTS

  • Opened the Books: I initiated the effort that led to publishing all itemized town expenses online—before that, even basic expensing requests were ignored. Defined framework for all Capital Project Expenditures & Budgets.

  • Made Government More Visible: Asked for more livestreams and better public notice of meetings, expanding transparency beyond just regular council sessions. Created Save Lexington SC to share info with residents.

  • Stopped a Bad Deal:  Led a residents team to stop the rushed, poorly conceived 93-acre annex to make Lexington a high-density tourist trap and more gridlock intersecting Corley Mill Rd and 378.

EFFICIENCY

  • Let Residents Decide: Offer low, medium, and high-cost options for future capital project spend, based on broad community input - so residents can weigh the value.

  • Support the Town Team: Boost morale and performance through better incentives to share and drive the team's very best ideas!

  • Save Through Great Partnerships: Explore multi-point plan including shared services with other towns or the county - like IT services - to "right-size" NOT downsize and gain greater leverage in negotiating power for licensing, cyber enhancements and lower costs. Our IT across county needs to safeguard against single points of any limited bench strength.

  • Limit Closed-Door Meetings: Reduce time spent in Executive Session to ensure more open discussion in the public square and accountability.

WINS (to come)

  • Cut Taxes Through Efficiency: Push to reduce the millage rate by streamlining operations, accelerating waste, teaming with munis/counties.

  • Update the Rules: Modernize building and zoning ordinances to better protect infrastructure capacity and community safety. Align with county density, lot size and street classifications - remove potential loop holes that will encourage more density.

  • Coordinate Growth Standards: Work with the County to align development rules, reducing aggressive annexations that drive town expansion that cannot be supported with high quality resident services

  • More Financial Transparency:  Appropriate spend priorities must be debated openly in the public square. Publish all credit card statements, just like the school district now does. Disclose more to avoid residents having to pay for costly FOIAs to max transparency.
